New construction homes have a higher chance of defect, or missed feature, out of features inspected. This is due to newer features and materials used in their construction.

For example, people living in new buildings have no chance to see the floors or ceiling layout before they approve it for rent. Once it is accepted as a rental, the owner has to meet these specifications!

As mentioned before, checking the flooring and ceiling height is important as these can be an issue if they are not high enough or below grade level standard.

Exterior paint

If paint is present, it should be inspected for damage. If new paint is needed, the home owner should determine if existing paint is adequate for the job.

If you misjudge the angle at which the roof meets the walls, it looks like there is more space inside. People love that look, so many do it way more than necessary.

If a roofing company can match the color of the siding, they can save some money by doing so. Having to add a lot of safety standards for home inspectors does not make this easier to read and understand, however.

What roofing material is used

As mentioned earlier, asphalt is the most common material used to roof a house. There are several things to consider when looking into roofing materials.
