Use a sealant that is water-based

If you need your sealant to last longer, create a smaller gap between the two sides of the door. When the sealant is dry, measure how much more space you have and buy enough to make the difference!
Some home renovation products contain corrosive substances such as roofing tar or paint thinner. These may cause problems if mixed with water.
Buy a kit to fix the gaps
If you have a large gap between the sides of your garage, you may want to get a kit that includes all the parts needed to fix your problem. A kit can also include the parts needed for two different gaps, making it a lot more affordable.
Many companies offer these types of kits, so looking up your local company is an easy way to purchase one. Some companies even offer free updates, which make getting one a great deal.

When we come to seal your door or window area, we first remove any obstructions such as rusted brackets or peices that are preventing adequate air flow.
Apply the sealant to the gaps
Now is the time to put in the hard work! Using a brush, coat the gap between the frame and door with sealant. Try to make sure to leave a little bit of space between the wall and door so air can get in and out.
Sealant is a strong adhesive, so be careful not to overdo it or it will stick very poorly. You want to have some flexibility in your sealant for this reason.
Try not closing the door and windows until this phase is finished so that there are no messes or water condensation on the sealant. Once it has set, open them up and let all of the moisture escape!
Once this phase has happened, close and lock up the doors and windows to prevent heat loss or earthquake damage.
Let it dry completely
Once the glue has set, you can let it dry completely. If you have a power door, this is easy. If you have a manual door, then you need to leave it alone.
If you have an air-powered door, then there is a risk of breaking the seal if you fail to let it dry. This would be a disastrous situation to be in!
You can do this by leaving your door unopened for about a week, or by using a hairdryer or heat source on your drying process. Either way, make sure you remember to re-seal the gap after the initial drying process has taken place.
Re-sealing the gap will ensure that your new seal does not break and allows for fresh glue to set properly. If you leave it open, there is potential for condensation to form and fall off of your new seal.
Put the sealant over the cracks
Once you have applied the sealant to your door, you must let it dry before you can open it! This ensures that the sealant is covering all of the cracks and gaps around your door.
You may then try to open the door for a few hours to make sure the sealant holds, however, this must be done very slowly or you could risk breaking your seal.
Sealed doors cannot be moved unless they are dry! Once this has been done, try opening the door to see if it opens easily. If not, take it into a local window shop and they can hopefully fix it for you.
Brush away loose material
If the gap is large, brush away any loose material from the outside of the garage door using a stiff brush. This helps create a seal between the door and the garage.

Some ways to clean your door is by using a wet washcloth, drying it completely, and putting a small amount of window cleaner on it to help with cleaning. Or using an alcohol-based cleaner such as rubbing alchohol, and/or Goo Gone.
Sealing the door is the most important step when trying to close your garage door. If you do not have a closing mechanism such as a manually operated or electrically operated mechanism, then you must use the roofing tile or concrete slab as the closure. This is because these contain enough pressure for an opening and closing.
When installing a cover on top of the roofing tile or concrete slab, be sure to put at least one hand spaces between them to provide support.
